What Happens After You Accept an Offer? A Seller’s Guide to What Comes Next
Once you’ve accepted an offer on your home, the sale process shifts into a new phase. While it’s a big milestone, there are still several important steps to complete before closing. Here’s what to expect once your home goes under contract.
The Home Inspection
Most buyers will schedule a home inspection shortly after the offer is accepted. The inspector will examine the property and provide a report noting any concerns. Your real estate agent will help you review the findings and decide how to respond to any repair requests that may come up.
The Appraisal
If the buyer is using financing, the lender will order an appraisal to confirm that the home’s value supports the loan amount. If the appraisal comes in lower than the contract price, the buyer’s lender may require changes to the agreement. Your agent can guide you through those conversations and help present data if needed.
Title and Escrow Work
Behind the scenes, the title company reviews the property’s history to make sure there are no issues that would prevent the sale. It’s important to have documents like your mortgage information, utility balances, and any recent repair invoices organized and ready to share if requested.
The Final Walkthrough
Just before closing, the buyer will typically walk through the home to confirm that it’s in the same condition as when the offer was made. If any repairs were agreed upon, they’ll check to see that those items were completed.
Closing
Once all contingencies are satisfied and the paperwork is in place, you’ll sign the final documents. This can be done in person or remotely, depending on your schedule and location. After signing, funds are transferred and keys are handed over to the buyer.
Planning Ahead Makes the Process Easier
Having a clear understanding of what happens after an offer is accepted can help reduce delays and make the transition to closing more manageable. Each step involves communication and coordination, which is why planning ahead with your agent is so important.
