Cuyahoga County Market Snapshot
Aug 22 – Sep 21, 2026
Translation: fewer homes sold, prices eased back a little, and the ones that did sell moved faster. That's not a crash — that's negotiating room. If you've been waiting on a sign to get off the sidelines, this is one.
What's My Home Worth? →What's Actually Moving Right Now
The 30-year fixed just touched a one-year high near 7% — so if you've been waiting for a big rate drop before you buy, you're not alone, and you're also not winning. Meanwhile, sellers are pricing to sell instead of pricing to wish, and inventory is finally giving buyers something to choose from. The math on "wait it out" keeps getting worse the longer rates sit here — more on that below.
Let's Talk Strategy
Whether you're buying, selling, or just trying to figure out if now's actually a good time — grab 15 minutes with me. No pressure, no script.
Book a 1:1 With Me →New Construction: Where Builders Already Beat the Rate
Here's what nobody tells you about waiting for rates to drop: some builders across Northeast Ohio already dropped them for you. Right now, across the new construction communities I track in Lorain, Cuyahoga, Medina, Lake, Summit, and Geauga counties, incentives on the table include a first-year rate as low as 2.625%, a 4.75% rate locked in for seven years, up to $50,000 in combined incentives at one 55+ community, and a "save your way up to $25,000" promo running through the end of September. Those aren't typos — that's what builders are doing to move inventory while everyone else waits on the Fed.
I put together a directory comparing builders, price ranges, floor plans, and current incentives across every community I'm tracking — so you can see exactly what's out there before you decide waiting is actually worth it.
