Wants vs. Needs: How to Stay Sane (and Smart) While Buying a Home

by Stacey McVey

It’s easy to get caught up in the Pinterest boards and house-hunting daydreams, but when it comes to buying a home—especially your first one—clarity is everything. One of the most important conversations I have with every buyer starts with a simple breakdown: wants vs. needs.

Here’s how I like to frame it:

First-time buyer? We’re aiming to hit about 60% of your ideal.
Moving up or into your forever home? Let’s try for 80%.

That might sound like we’re settling—but really, it’s about staying grounded in what actually matters for your budget, your lifestyle, and your long-term goals.

So what’s the difference?

Needs are non-negotiables.

They’re the dealbreakers. The items that, if a home doesn’t check the box, we’re not even scheduling a showing. Think: location, bedroom count, school district, main-floor laundry for accessibility, or space for your home office.

Wants are the wishlist items.

Things you’d love to have, but you can live without or upgrade later. A soaking tub, vaulted ceilings, that dreamy kitchen backsplash—they’re all fair game for dreaming, but they’re not going to make or break the purchase.

Getting clear on this before we start seeing homes helps avoid wasted time, frustration, or falling in love with a house that doesn’t actually serve your needs.

P.S. If granite countertops are on your “needs” list, we need to talk. That’s a want. (And a someday DIY project waiting to happen.)
