Should I Sell My Home Vacant, Staged, or While Living In It?
When preparing to sell, one of the most common questions homeowners ask is: Should I move out, stage the home, or stay put while it’s on the market?
There’s no one-size-fits-all answer. The right choice depends on your timeline, your budget, and how the home shows in its current condition.
Selling While Living in the Home
This is often the most practical option, especially if you haven’t secured your next home yet or want to avoid temporary housing.
Ask yourself:
-
Can I keep the home consistently clean and clutter-free for showings?
-
Am I comfortable stepping out on short notice when buyers want to see it?
-
Will personal items or furniture distract buyers from seeing the space clearly?
-
Can I store extra belongings to make the space feel more open?
Many sellers benefit from a pre-listing walkthrough where I can give tips on what to pack, what to leave, and how to prepare each room for showing while still living in the home.
Selling a Vacant Home
If you’ve already moved out or plan to leave before listing, your home will likely be empty for photos and showings.
Ask yourself:
-
Will an empty home feel cold or lifeless in photos?
-
Are there cosmetic flaws (like scuffed walls or worn carpet) that will be more noticeable without furniture?
-
Is the layout obvious without furniture to define the space?
-
Is the home secure, and can utilities stay on during showings?
Even though the home is empty, we can still create warmth and appeal using lighting, neutral paint, and selective staging pieces in key rooms.
Selling with Staging (Full or Partial)
Staging can highlight your home’s best features, make rooms appear larger, and help buyers visualize themselves living there.
Ask yourself:
-
Would my home benefit from a more modern or neutral style?
-
Are there areas (like a small bedroom or odd layout) that buyers might not understand without furniture?
-
Would professional photos look more polished with updated furnishings?
-
Am I willing to invest a bit to potentially sell faster or for a higher price?
Full staging isn’t always necessary. Sometimes partial staging—just the living room, kitchen, and primary bedroom—does the trick. I have a team of professional stagers I work with, let me help you find the right one for your property!
Choosing the Best Option for You
The decision doesn’t have to be all or nothing. Some sellers live in the home and stage it lightly. Others move out and keep the main living spaces furnished to help the home show better.
The key is to make sure your home presents well both online and in person. If you're not sure what approach makes the most sense, I’d be happy to walk through the space and help you decide.

P.S. The way your home feels to a buyer often starts with what they see in the photos. Let’s make sure that first impression works in your favor.
