How to Time Your Sale When You Also Need to Buy

by Stacey McVey

Selling your current home and buying your next one at the same time can feel like solving a puzzle with moving pieces. The good news is, you’re not the only one trying to figure it out—and there are a few different ways to approach it depending on your needs, your finances, and your timeline.

Here are some common strategies and key questions to help you decide what makes the most sense.

Buy First, Then Sell
This option can reduce stress by giving you time to move out and prepare your current home for sale without pressure. However, it does require financial flexibility or the right type of loan product.

Ask yourself:

  • Do I have the cash or loan approval needed for a down payment while still carrying my current mortgage?

  • Can I qualify for a bridge loan or access a home equity line of credit to help with the transition?

  • Am I comfortable carrying two homes temporarily if needed?

Sell First, Then Buy
This is often the more financially straightforward option, but it can come with some pressure to find your next home quickly or arrange temporary housing.

Ask yourself:

  • Do I have a plan for where to go if my home sells before I find the next one?

  • Am I comfortable renting for a short time if needed, or staying with friends or family?

  • Would negotiating a rent-back agreement with the buyer help buy time for my search?

Buy and Sell at the Same Time (Contingent Offers)
This approach involves making an offer on your next home that’s contingent on selling your current one. Some sellers are open to this; others may be hesitant, especially in a competitive market.

Ask yourself:

  • Is the home I want still likely to be available by the time I get an offer on mine?

  • Would making a strong offer with a flexible closing timeline improve my chances of acceptance?

  • Do I have a backup plan if the seller of the home I want doesn’t accept a contingent offer?

Start With a Timeline Strategy Session
There’s no perfect method—but there is a smart way to reduce risk and make informed choices. If you’re planning to sell and buy within the next 3 to 6 months, let’s talk about your options now. With a little prep and a realistic plan, we can make the transition feel less overwhelming and more manageable.

Let’s schedule a strategy session to walk through your timeline and decide the best approach based on your goals.
