Clean It or Rip It Out? What Sellers Need to Know About Carpet Before Listing

by Stacey McVey

If you’re prepping your home to sell and staring down that carpet wondering whether to clean it or replace it, you’re not alone. It’s one of the most common questions I get from sellers—and the answer depends on a few key things.

If you’ve got a pet-free home and the carpet is gently used, a deep clean might do the trick. But let’s be honest: most lived-in homes don’t fall into that category. Carpet takes a beating over the years, and once you move the furniture out, every faded spot, traffic pattern, and mysterious stain will suddenly be on full display.

Cleaning won’t solve outdated colors, worn down areas, or fading. So if you're unsure? Rip it out. New carpet isn't as expensive as you might think, and it sends a powerful message that your home is clean, updated, and well cared for—exactly what buyers want.

Here’s the best part: you can often pay for it at closing using proceeds from the sale. That means no upfront out-of-pocket cost if you choose to charge it or use a “12 months same as cash” financing option through your favorite local carpet store. Just don’t go bargain-basement on quality—buyers notice cheap. But you also don’t need to roll out the red carpet. A mid-grade neutral choice will do the trick beautifully.

Fresh carpet goes a long way in making a space feel move-in ready. And remember: buyers tend to overestimate what it costs to replace carpet—and most of them won’t have the spare cash left over after closing to take care of it themselves. That leads to lower offers, bigger concessions, or both.

Not sure what makes sense for your house? Book a quick Zoom with me and I’ll walk you through your options. A 15-minute chat could save you thousands and keep you from second-guessing your decision later.

P.S. Carpet doesn’t age like wine. If it’s looking more “vintage grape juice spill” than “velvety cabernet,” it might be time for a refresh.
