15 Things Sellers Overlook Before Listing (And What to Fix First)
And yes, buyers will absolutely find every single one of them.
You've decided to sell. Closets are cleaned out, living room looks great, you feel ready.
Then the inspection report lands and it reads like a maintenance backlog from the last decade. Suddenly your buyer wants $15,000 off the price — for stuff you didn't even know was wrong.
Here's what sellers consistently overlook before listing, and what to do about it before it costs you.
The 15 Things
1. Your bathroom fan is venting into the attic, not outside. It makes noise so you assume it works. Inspectors go into the attic, find moisture and a mold situation, and write it up. Fix it before they do.
2. Those ceiling stains are still telling a story. Buyers see yellow rings and hear "roof problem" — even if the leak was fixed years ago. Paint it, document the repair, be ready to explain it.
3. Painting over mold is not a fix. Inspectors carry moisture meters and they love using them. Bleach it, treat it, remediate if needed. Slapping latex over a mold problem is how you end up in a legal mess.
4. The chimney hasn't been cleaned since the Bush administration. If the answer to "when was it last swept" involves a presidential term, it's time. A chimney sweep runs about $150 and closes buyer objections before they even open their mouth.
5. The shower head dribbles like a garden hose from 1987. Mineral buildup on fixtures signals neglected home to every buyer who walks through. A bag of CLR and an afternoon fixes it. Don't let a crusty faucet cost you a negotiation.
6. The septic hasn't been pumped. Pump it at least six months before you list — not right before. Six months gives you time to deal with anything ugly they find. Buyers will ask for records.
7. The gutters are basically a garden at this point. Clogged gutters send water straight to your foundation, behind your fascia, into your basement. Clean them out and look at what you find while you're up there.
8. The bushes are eating the house. Overgrowth touching your structure is a moisture and pest highway. Trim it back, then stand across the street and actually look at your house like a buyer would. You'll see it.
9. The dirt around the foundation is sloped the wrong way. Check under the mulch. If water drains toward the house instead of away, you've got a drainage problem quietly waiting to become a disclosure problem. Fix the grade, not the symptom.
10. That "temporary fix" from three years ago is now evidence. Duct tape on a pipe. The outlet that only works sometimes. The door you have to lift to close. Inspectors have seen every workaround ever invented. Fix it for real or disclose it — there is no third option.
11. You forgot about the shingles that blew off in that storm. The roof wasn't leaking so you let it go. Totally understandable. Buyers see it as a negotiating chip. Get up there — or hire someone — and find out what's going on before they do.
12. The bucket under the sink is not the same as fixing the leak. Buyers open every cabinet door. They will find your bucket. Fix the drain, fix the faucet, fix it now.
13. The HVAC filter looks like a small animal and the system hasn't been serviced. Change every filter in the house. Then call your HVAC company for a tune-up and get a service report you can hand to buyers. It's one of the first things they ask about.
14. The footer drains are full and the basement is one rainstorm away from a problem. Sump systems and footer drains need maintenance too. Get them cleaned and checked. A wet basement kills deals faster than almost anything else on this list.
15. You haven't gotten a pre-listing inspection. Everything above? An inspector will find it. The only question is whether you find it first — and fix it on your timeline — or the buyer finds it and uses it as leverage. Spend the $400. Control the narrative.
The Bottom Line
Most sellers don't lose money because their house has problems. They lose money because they didn't know about the problems until the buyer did. Getting ahead of your inspection is the single highest-ROI move you can make before you list.
